What Is an Estate Cleanout, Exactly?

An estate cleanout is when a company comes in and clears out everything inside a home. Not just the big stuff. Everything — furniture, clothing, kitchen items, old appliances, tools, paperwork, decorations, and whatever else has built up over the years.

This is different from an estate sale. An estate sale is about selling things. An estate cleanout is about removing what's left after the sale, or removing everything at once when no sale is planned.

People call us for estate cleanouts in a few different situations:

• During probate, when a property needs to be cleared before it can be sold

What We Actually Do During a Cleanout

Here is exactly what happens when you hire us.

We go through every room.
That means every bedroom, the kitchen, the living room, the bathrooms, the basement, the attic, and the garage. If there is stuff in a crawl space or a shed out back, we get that too. We don't leave one spot untouched and say we're done.

We sort before we haul.
We don't just throw everything in a truck. We go through items and separate what can be donated from what needs to be recycled or thrown away. Things that are still in good shape — furniture, clothing, dishes, books — we set aside for donation pickup. We work with local charities and donation centers and drop things off directly.

We handle the heavy stuff.
Old refrigerators. Sofas. Pianos. Riding mowers. Mattresses. We deal with all of it. You don't need to arrange a separate furniture pickup or rent a dumpster. We load it all ourselves.

We do a sweep at the end.
When the last item is out of the house, we do a broom-clean sweep of every room. We're not a cleaning company, so we don't mop floors or scrub walls. But we make sure the home is empty and presentable before we leave.

We tell you what we find.
Sometimes we come across something that looks important — documents, cash, jewelry, medications. We stop and tell you right away before moving anything like that. We never throw away something without checking first if there's any question about it.

Who Usually Calls Us

We get calls from a lot of different people. Here are the most common situations.

Families who just lost someone.
This is our most common call. Someone passes away, and the family needs to clear out the home — either to sell it, rent it, or just close it up. They're dealing with the funeral, the paperwork, the legal stuff, and now also a house full of belongings. We take that last part off their plate completely.

Adult children helping aging parents.
Mom or dad is moving to assisted living. The family home has 30 or 40 years of stuff in it. The kids live in different states. Nobody has time to do this over a weekend. We come in and handle the whole thing so the family doesn't have to coordinate a big group effort.

Estate executors and attorneys.
Probate has a timeline. The property needs to be cleared before it can close. Executors call us because we move fast and we can work directly with attorneys and real estate agents to hit the deadline. We can also document what we remove if that's needed for legal purposes.

Real estate agents and property managers.
A house full of furniture and belongings doesn't show well. Agents call us before listing so the property is empty and clean for photos and showings. Property managers call us after a tenant leaves a unit full of stuff.

Anyone dealing with a hoarder home.
Hoarder homes need extra time, extra crew, and sometimes extra equipment. We have experience with heavy accumulation cleanouts and we handle them without judgment. Every family situation is different and we treat it that way.
